Buying a home · A practical Agave guide

Buying a home while you are renting

Coordinate a purchase with your lease so the cost and timing of the transition remain visible.

What to look at first

Read your lease before selecting a closing date. Identify the end date, notice process, renewal provisions and any early-termination terms. A planned purchase does not automatically release you from the lease. Ask the property manager for a written explanation of available options instead of relying on a verbal assurance about leaving early.

Then compare the cost of overlap with the risk of having no place to stay if the purchase is delayed. A modest overlap can allow time for cleaning, repairs and a less rushed move, but it must fit your budget. Confirm possession under the purchase contract and speak with your lender before taking on new debt or making financial changes during underwriting.

Bring these questions to the conversation

  • Get written lease-exit and notice requirements.
  • Budget rent, mortgage-related costs and moving expenses during any overlap.
  • Wait for confirmed possession before treating the new home as available.

Property location also affects the paperwork. A Queen Creek mailing address does not establish the county, taxing jurisdiction or utility provider. Confirm the parcel and title details rather than relying on a listing label. Jessica helps coordinate the transaction questions with the inspector, lender and escrow officer so one unresolved detail does not surprise everyone at the end.
